Yearly maintenance plan
Two visits. A cooling check in spring, a heating check in fall. It's how you find the swollen capacitor in April instead of on the hottest day in July.
Spring visit (cooling)
- Test the capacitor and contactor, check compressor and fan amps.
- Check refrigerant pressures and the temperature split across the coil.
- Wash the outdoor coil. Clear and treat the condensate drain line.
- Inspect the indoor coil and blower, replace or check the filter.
Fall visit (heating)
- Furnaces: clean the flame sensor, test the ignitor, check the burners, inducer and safety switches.
- Heat pumps: check the defrost cycle, reversing valve and auxiliary heat strips.
- Check the thermostat, blower and airflow. Look at the heat exchanger.
- Note anything that's wearing so you're not surprised later.
Why bother
Dirty coils and low charge make a unit run longer to do the same work, and the parts that fail in July usually showed signs in April. Beth put it shorter than we can. Call and we’ll set up your first visit.
